Coupled with the economic slowdown that's occurring, I'd be cautious to say the least.

Coos Bay in particular was primarily a timber town and has had some difficult economic periods since it's hey day, but the downtown has grown up, there's yoga, a farmer's market and even a new Starbucks (which by the way you buy the brand new building they lease from!)

In mortgage rate/bond world, the next set of economic reports (Jobs, inflation, retail sales, etc) can always change the picture quickly. 

@Ryan Arth, I'm interested in multifamily homes in C class neighborhoods or better that are at least economically stable.

Some buyers (think Cary NC in the 1990s) are looking for attributes not related to economic value, like: common areas, access to public transportation, proximity to parks, etc.

However long they can hang on for or until it isn't economically feasible - whichever comes first.
