@Darrick Lowe, We just had a situation nearly identical to this-  Eastern PA.

Historically some areas of the country such as areas on the West Coast and South have  experienced larger valuation swings than other areas in the country.  

I'd like to ask where you do your research to find out about places like Rome, Ga from the other side of the country.

@Sean KirkThere are turnkey REI opportunities in different markets - markets in the Midwest and Southeast of the country are great - where not only are the purchase prices reasonable for most RE investors, but the homes are turnkey (new builds or completely rehabbed homes, tenant ready, systems 10 years of life remaining on them, property management teams in place) with appreciating home value AND appreciating rent.

I started looking at property areas long before selling and then went out more aggressively when the relinquished went under contract.The exchange company I used was @Dave Foster (The 1031x Investor and Exchange Resource Group) and the title company for both relinquished and replacement was @Tom Gimer of Eastern Title & Settlement.

First is the Midwest, which by most estimates is the cheapest and most affordable part of the country.

Hey Vincent, to echo Samuel's comment, Columbus, OH, is a great market to invest in—I would argue the best in the country at the moment.

And then as part of the land business, I saw an opportunity to go into new construction in eastern tennessee area with the vision of building some to sell and building some to hold - to where I could replace all the equity I gave up when I sold about half of my rentals here in Illinois.So now I'm sitting on a hefty pile of cash.
