@Jonathan Scott,Thank you for taking the time to reply, especially on Christmas Day.

One of them has offered to set up meetings for me as early as Christmas, just to network and get my feet wet with potential future options.I'm very interested in the concept of slowly building your wealth, one house or property at a time.

Christmas is a good time to buy but the house might sit vacant for 6 months of WI winter. 

Or you can wait til after Christmas (or notice them for a rent increase 1/1/15), when they aren't going to want to move in winter.  

I don't use them because I want people moving in the warmer months and don't want to be stuck with vacancies at Christmas time.One good thing about a year lease is that if they do break the lease and move, you can keep their security deposit.

I have a hard enough time keeping secrets around Christmas time. :)I've been afraid of any extra nuisance that may come up with the tenants having that information.

A great time to come is during the winter (except around Christmas - very crowded) when the weather is great and the crowds are much smaller.If you want to consider this, please feel free to contact me.
