Fast forward 7 months after purchasing, I issued 7% rent increases shortly before Christmas and delivered them with a Christmas card and a small box of chocolates.

The time of year doesn't help, however I sold a house right at the Christmas break, so people are always buying.

We are on a Christmas tree farm, so that's nice, but we're in a location that is literally not on the way to anywhere (since the Gulf of Mexico is about 50 miles to our south and I-10 is about 25 miles north) and has absolutely NO tourist draw (just a rural area that's coastal plain with a lot of oil fields and cattle).

Plus Thanksgiving, Christmas, New years, my birthday I spent it all working alone at the apartment because my contractors dropped the ball so many times.

I knew the closer I got to Thanksgiving/Christmas the smaller my qualified applicant pool would be.
