I've managed some old homes that were never fully updated, so they had a lot of issues with ancient boilers, old wiring, drafty old windows, etc.

There are obviously more CapEx items besides just the roof that I would apply the same methodology to.Other than that, best of luck to you should you pursue this deal!

Your suggestion of asking the lender to use a different methodology for your purposes will not hold much weight as they are working in an environment to protect their interest and sell the mortgage.

My property in Richardson has an ancient system. 

Moisture / water / mold, knob & tube wiring, foundation issues, ancient plumbing, rust on the breaker panels, termite tunnels, powder post beetle damage, cedar post supports, improper footings, temporary lally columns, etc.As to writing an offer, that's a sensible and common approach.

If you can find a reliable methodology it will make life much easier.You can determine local utility bill history by calling the utility company, providing the address, and ask what it has been averaging.
