I've done a fair bit of research over the past few weeks, reading books such as What Every Real Estate Investor Needs to Know About Cash Flow, The ABCs of Real Estate Investing, and Investing in Duplexes, Triplexes & Quads.As I'm starting out, I'm interested in investing in single family residences and 2-4 unit multifamily for a long-term buy-and-hold strategy.

I use a handwriting font so it looks like its handwritten:Dear John Doe,My name is Paul Amegatcher and I would like to buy your house at123 ABC St,Dayton, OH, 45410Please call me at 937-xxx-xxxxIf you are interested in selling.

In fact, I think I'd argue that you should HOPE that these are just inherited tenants that just can't afford the rent.  

If I am evaluating a tape of notes, one could argue that the tape is made of note types such as (performing note and non-performing notes)Could I get some thoughts on the appropriate term?

(They are already arguing over who its entitled too) I'm just hoping to come to an agreement that doesn't end with an expensive eviction process or serious property damage...

I think most people would argue that leverage lets you get into many deals so that 1.) you're spreading your risk, 2.) you have more appreciation over the long-term, and 3.) you have tenants paying down more mortgages over the long-term.
