Luckily, we knew a plumber and were able to install a sump pump system that drained out to the alley (a ton of hard work - digging a 3 ft deep trench 50 yards in the classic baltimore rocky soil).

No don’t get me wrong I believe I can do it but all I have his book knowledge.

@David Soles  Here are the things wrong with this investment1.

The court system exists for citizens like us to sue for justice and you are entitled to use it if you feel you've been wronged.

If your advertising for sellers and YOU close on the transaction before remarketing it .. nothing at all wrong with that.. 

The thought of repositioning is ideal of course; but most of the time a 500/mo building is also it the wrong neighborhood.
