Those streets (Westnedge and Woodward) have some areas that are very nice and others don't feel quite as nice.

All of these properties are on the same street and represent 90% of the street.

My most desired areas of the city are 44110 in North Collinwood, around Waterloo Arts District or around East 185th Street and 44103 around St.

The chances of a pit bull type attacking you are just as likely as you getting hit in the head with a falling coconut off a tree walking down the street.  

The market varies too much, sometimes even from one street to the next.

The landlords live across the street and are part of a large family rental business with 1000+ doors.Per Berkeley laws, my daughter may be entitled to a buyout and/or relocation funds for the conversion/demo of the unit.  

**NOTES**Owner is willing to do a "Subject To" for a few month (This can help ease HML)House on same street similar design and specs sold for 295KRental property in the area for this size is going on average 1700 a month.

When you alert the seller that a house similar to theirs just sold down the street for $20,000 cheaper, that is a good negotiating point.
