Will County is pretty easy going and still allows romex electrical, Dupage County is pretty good to work with but has a few odd requirements that others don't (like requiring you to upgrade your electrical service to a 200A regardless of the size of the home), and Cook County can be a PITA, but mainly just due to the ridiculous amount of paperwork, and the fact that any contractor needs to go to their office downtown in person for their registration, and they love to send you home without accomplishing what you came in for...Best of luck with the property, hopefully more BP members have some better insight from the Renters perspective...

My gut tells me not to spend the $6000 to upgrade all laminate countertops (kitchen and 3 baths) to quartz but thought I’d ask the experts as I don’t have experience with laminate to know if it’s something that will need to be replaced often and quartz wouldn’t.Thanks for any feedback!

You can find cash flow in Indiana or  Memphis or Cleveland or Buffalo and make $200/mo per door (unti the cap ex hits) or you can house hack a 4 plex in a good location in Sacramento for 3.5% down,  have your 3 neighbors pay the 3.5-4% note, live for free until you are ready to upgrade, keep the write offs and pick up 5%+ per year in appreciation (with the right location).
