You want an agency that routes your policy through a wholesale firm in order to maximize buying power with the insurance company (American Modern in my example).It seems for me that the sweep spot for coverage is around 50-60% of replacement value, eliminating co-insurance penalties and factoring in depreciation (find an agent who can thoroughly explain how these two things work in your policy, especially in a partial-loss situation, which is overwhelmingly the most likely type of claim you will have).

I've seen fake alarm systems which basically are stickers, SIGNS "(This Property is Under Video Surveillance" etc), and even flashing red lights that are battery powered-battery powered alarms - they have these at harbor freight, you can put on windows and doors- they're powered by magnets --Does anyone have recommendations for better battery powered or simple DIY alarm systems?

My lawyer gets me for $900 alone for just the paperwork and title search.More power to you if that is accurate, but I would imagine it will cost you at least $1800 between the bank's fees and the lawyer's fees.You'll also need 1 year of insurance and 1 year of taxes up front.
