I am pretty confident in being able to determine an ARV, and I have made a bunch of offers so far and even got 2 under contract (that I backed out of due to rehab quotes being too high and numbers not working because of that).

I think it's debatable, but for people who travel a lot for work and/or have a high paying W2 they may deem it more worth it than someone bootstrapping.

I would think in your area that you could rent out to traveling nurses pretty steadily or one of you would have a friend or 2 that you wouldn't mind renting rooms to and living with for a year or 2.
