I agree that the allowances for those three are definitely a killer.

I've sent her a dozen or so prop's based on my very amateur analysis and she has diligently whittled those down to three or four, based on her best advice regarding the neighborhood, rent-ability, etc. 

Allows landlord to not renew fixed term tenancy if tenant receives three lease violation warnings within 12 months during term and landlord gives 90 days’ notice. 

But three other things to consider.1.

This is a really bad practice & unfortunate & unless sophisticated & accredited investors like myself start demanding change it won’t happen.Ultimately before a subscription agreement is signed & funds sent in its up to the investor to do better due diligence & work to increase both their experience & deal flow!

Common issues are ungrounded three prong outlets which need to be converted back to two prong.  

@Michelle Truong You didn't say which cities in TN you are considering but of the other three, I think that Indianapolis is by far the strongest.

I got three quotes for inspections ranging from $925-1400.
