I'm noticing that with interest rates being at 7% the margin for profit is slim on most if not all properties.

The majority of wholesalers are no good, and even with the MLS, it is difficult to come across a property with an appealing profit margin.

(They know I live out of state)  I found a towing company who I can tell the one specific vehicle that they can tow and the time frame that I expect them to be there (6pm to 6am). 

OK from me someone who has been funding cash flow props in the mid west and specifically Ohio for a few decades.. 50k houses are in the worst neighborhoods of any city in Ohio and cant be fully turn key.. other than some very small little rural towns this might work.. but if its any of the bigger MSA's  Cleveland Cinncy Columbus ( here come the Columbus agents :) who in my mind pretty straight shooters) Dayton Toledo etc..

However they are conflicting, so I'd like a) to get more opinions on this specific area, and b) get some feedback on what other data points I should be looking at.
