If the IRA has the funds to lend to your LLC, why not set up an LLC with the IRA being the single member and you as thr MANAGER of said LLC?

So you may want to put 5 properties for a total value of $100k in one, while you will have another $120k single property in its own LLC.- You can transfer any property to your LLC.
