Not a deal killer per se but I'd be wary of owner financing when real estate is selling like hot cakes!

Usually, they get really hot in the summer anyway.

You can pick up some fantastic units on the East side of Denver that cash flow and appreciate well, and can be purchased very affordably compared to the city. 

The hot locations have been discussed numerous times. 

You become both a better lawyer (because you know the business side of the deal) and better investor (because you know how to play the string out and can allocate risk better than a lay person).

On the financial side, this method allows you to have all the regular financing options you get when purchasing a property in your own name - since that is how you are conducting the transaction.
