What else can you do but pick up the pieces of what you do have and soldier on?

I think so far what sounds fair is the 51%-51% deal @James C. called out - like how I treat my children when trying to split that last piece of cake. 

Which I get but im afraid if she waits any longer the thing is going to be worth nothing in a year or 2, she is going to have this piece of property that is worth less than she owes because its going to fall apart, and she won't be able to rent it to anyone.

With that said though, it will give you some piece of mind if you knew where you were getting the money from ahead of time.Just keep in mind that a pre-approval does not mean that lender has to give you the funds.

My biggest piece of advice is start networking like crazy. 

After meeting someone once or hearing about someone, you may not know yet if they'd be a good fit to be a mentor to you.One piece of advice I can give you is PLEASE do not run up/reach out to someone you don't yet have an established relationship with yet and say "will you be my mentor?" 

That piece of advice helped me to land this deal despite several higher cash offers that were submitted.Here are some pics along w/my before & after collage.
