I learned that the property has hardwood refinished floors, new windows, a new roof, and new plumbing, even though I took a look inside the property and could have known that myself had it not been the first property I ever looked at inside and if I wasn't so focused on the age of the home itself..

I was originally intending to use these funds for fix and flips, but since I cannot be involved in the labor aspect and I will get taxed at 40% ( UBIT ) on the gains, I am looking into lending this money to other fix and flip investors so that my gains can grow tax deferred.

If you are buying and holding then the nets to work into your analyses would be: (1) mortgage, (2) maintenance fees, (3) property taxes, (4) homeowners insurance, (5) water bill, (6) property manager if you do not intend to manage it yourself, and (7) future property maintenance, suchas roof & painting, and concrete.

It has new windows, but otherwise from the outside, needs a new roof, new stucko, paint, pointing, and other obvious structural work that an old building would need.

I have about 13,000 in cash, the foreclosure I am expecting to be worth around $200,000 once in good condition, hopefully normal maintenance is all that is needed (i.e. cleaning moss of roof, landscape cleanup, paint, etc.).
