I would remind them of the size before coming and most went away. 

Next month he forgot to reimburse me the money he took and I had to remind him again.So yeah if a lawyer can do this who is supposed to be defending me, I am very skeptical of letting a PM run the show and I wait as I receive the rent.

I'd look for my PMS to have email reminders to tenant, automatic rent payments, automatic late fees added and allowing tenants to pre-pay rent if they wish.

There's a few flaws that remain and I'm reminded everytime I see them.
