How to I find active and productive Real Estate Investors in my local area outside of REIAs?

I was looking for ideas to open my own business or design a product but nothing clicked.Then one day I was listening to Listen, Money Matters podcast and they mentioned BiggerPockets and I thought I’d check it out.

Probably not with a traditional turnkey provider who offers you the final product at a premium price, as many mentioned here already.I built my property management business by basically offering our service at a fixed cost, being the boots on the ground for the out of state or out of country investor.The basic approach is, you find a good local team that will find you the distressed property, rehab it for you, rent it for you, manage it for for you.

You will learn much more, much faster that way, and should be able to rely on the quality of the information provided.

I'm not selling anything or marketing a product. 

The vog (volcanic fog) here is worse than usual but the air quality according to the EPA fluctuates between "Good" and "Unhealthy" depending on the wind patterns.

FCI has a lot of notes for sale but know what you are looking for because there are a lot of people out there selling defective / low quality notes.

Logan is a very solid place to own rentals because of quality of life and it's tenant pool. 

I believe it would be quite difficult to find quality tenants w/ great income.
