Find an area with public equestrian trails, add decent living space, a paddock with a run in shed, enough room to park a horse trailer and you would have a very underserved market.

We also generally don't have a lot of public chargers even so I see properties in Narragansett with chargers.

I am no attorney so take my rant with a grain of salt, but the way I did it was to send your contracts to a closed list of buyers, NOT the open public where everyone can see it.

I would consider converting it to regular unfurnished LTR, but we already have the furniture, etc.Make sure 1) you know the STR sentiment of the public and the politicians 2) have an exit plan if anti STR regulations are passed.  

It seems 8" grass is less of a threat to public safety than that.

Of course with that comes a cap on your potential returns, but I think it's a good compromise.The alternative that you're describing is aka "arbitrage" and is generally discouraged in this group (at least by those who share their opinions publicly).
