I own and operate a recording studio and the trick to prevent sound from traveling between rooms is simple: create decoupled air pockets.

To prevent this from happening I combine the payments and lease signing in one visit.  

Many of the most common losses (fire, water damage from pipes bursting for ex.) are preventable and usually don't take a whole lot of effort to avoid.Lastly, I would just say that documenting any conversations in regards to repairs you are planning to do when a situation like this arises is always best.

And treating your tenants with honesty and direct communication, while providing a well maintained unit, and quickly addressing any of their concerns goes a long ways in preventing issues.    

My listing agent gave me a listing agreement by AIR CRE and I would like to know (1) if I have received the right listing agreement contract. 

They don't have crystal balls and cannot determine the length of time an air conditioner or roof will last by looking at them.

What I like about this is the Capex is minimal because I'm only responsible for two kitchen appliance, air conditioner and electrical.
