It's turned into the community dumpster and people (non-residents) keep leaving furniture and trash around it.

Howdy,Tenants thew a party, bought furniture, and now are a little short on cash, go figure.I am double checking a few things, can a Chicago expert please confirm this information?

I do not recommend Wayfair or Amazon for furniture, if you want sturdy ones that last. 

Spring is your light season, all others run strong due to outdoor activities.

For short term rentals, you factor in the usual expenses, plus to have a short term prop mgr it runs around 18%, plus the cost of utilities, wi-fi, all the furniture, toiletries, as well as hotel/sales tax (depending on laws in the area).

Granted its not 2018 but what my point is besides the start of covid, this area was not a hopping place to go even though its not far from DC.I personally do not believe its sustainable and was driven up by the fact people were stuck in there homes for over a year and could find a place to get away and go outdoors. 

We also may have been doing an in-person meetup at Renegades Pub in Londonderry NH on their outdoor patio and I think we'll do another one on 10/22 but we're not 100% certain on that. 

Messy management, cleaning crew horror stories, 'what-was-I-thinking' decor choices, and furniture fails can all lead to an unpleasant nosedive.But hey, don't sweat it.
