If they offer Seller Financing, and they should because it solves all the problems they never thought of when their goal was to retire off of all their properties with 100% equity (how could they...it was 15, 20, 30 years on the future), I'll buy their properties from them all day...and night.

Ann,I think the other thing that the audience needs to know is HML are not forced by law to close on anything regardless if you have a term sheet commitment letter etc.. just like we are seeing banks change their terms over night.. 

when you can charge at home like I do its full every night.. and I rarely drive more than 100 to 150 miles in any one business day..

@Darius Ogloza,  some easy research is to 1) drive the area late at night, weekday mornings, and on Fridays after work. 

Also I would not want one of my kids to have to go into my or the other kid's bedroom to use the bathroom...especially when they get up during the night and wake someone up!
