Hi Biggerpocket Community, First time posting -- I have enjoyed reading many forums, blogs, and podcast here in Biggerpocket - you are all my mentors.

Someone to mentor, coach, and walk me through everything.

I need to find a coach/mentor.

I look forward to meeting potential collaborators, mentors, and like-minded individuals - but would like a bit of guidance in how to even go about RE proposals if you have no proof of your own success. 

Bigger Pockets is a great resource, local mentors / trainers, etc. can be good, networking can be invaluable, etc.  

etc etc. am looking for advice, not mentoring.   

My mentor retired himself at 28 with owner finance distressed properties in San Antonio.

In life you have mentors, friends, business partners, family and other key influences that help you evolve and it’s no different in real estate.

What if you located a mentor that agreed to walk you thru the deal and the first yr?

My advice would be to find someone in your area who has been investing successfully for some time and see if he or she has the time and desire to mentor you.
