I would like to diversify and build a cash-flow portfolio in the US, I have few friends who invest in Memphis (and used some of the TK providers here) so think it will be good place to start. im interested in B, B+ maybe areas where there are better tenants and possibility of some rent growth over the medium- long term.

Having a ton of trouble finding a SFH or duplex that rents for 1% of the gross price, let alone one that has + cash flow after accounting for taxes and maintenance.I'm looking in a Midwest, medium COL location.

I can tell you for smaller rentals we pay $1,000 to $1,500 per year - those homes probably are worth $125-175,000.We have medium size house in the $250-300,000 that run in the mid 2,000 per year for insurance, and up at the $700-800,000 range we pay around $5,000.

That seems to be really hot and competitive right now.I wasn't really referring to your typical turnkey average priced SFR, however I'm sure that market is hot too right now for medium price range to lower price range homes.
