The home needs a major rehab including roof, soffit, bathrooms, kitchen, flooring, drywall, painting, A/C, water heater, most likely electrical and plumbing.

A good spouse will support you while you grow your portfolio.yup just looked at my wifes sales year to date and she is at 9.9 million so far for 2018.. now granted much of that is property we own but still great production from the team.  

My product has to be something that people will want to buy or rent. 

I think what you are seeing is a product of the shift in demographics.

There are many different people wanted houses in different neighborhoods, a doctor and a truck driver are likely to want very different product. 

It seems that majority of people lease option the house, so they create a sandwich lease, but what if you want to hold the property?

I was shocked to find a major shortage of 3 bedroom rentals in the area and that rental rates were shooting up. 

I know there was a product at Home Depot that was getting rave reviews but I can't remember the name of it now. 

I live in North Carolina, I'm not sure if that would make a major difference.
