You can hire someone to pull local leads for you and you can outsource the direct mail as well. 

If it’s illegal activity that’s one thing, but if the sponsor has a recent poor track record - who is to confirm that or verify it without having it third party independently audited - same goes for those good sponsors.

But just remember - you've been warned - start local, start small!

I have attorneys who only charge $500-$650 for handling seller's side, but once you add in the state and local transfer tax, transportation fund fee, prorated real estate taxes, stormwater, courier, etc., it adds up. 

You have to find the agent that understands this as a value, you can look at the biggerpockets agent finder, go to local meetups, or talk to other investors in your area.
