I’ve had to get some legal opinions on it so I’m not wasting money but the general consensus is the same.

Saw one of my properties go up 4x; it was definitely low to start, but that's a painful shock nonetheless. 

San Diego city defines STR as less than 30 days (this is the most common definition).  

On the other hand, my most recent apartment purchase was from a large, well-established REIT that appears healthy, and I have not been very impressed by how they ran their business. yes agreed, definitely not the same thing, just using the equity REIT index as a proxy for american real estate in general.

Definitely get the ring camera installed at first availability. 

Not sure the best area to start in coastal Carolina but I definitely think that house hacking is the best way for 90% plus of people to get their foot in the door for real estate investing

I would definitely, 100%, get a good level of liability insurance if you're going to have it as a rental, and even more if it will be a STR, where people will be on vacation and probably partying.
