We have a property manager, a low maintenance seeming tenant, and a house that's in pretty good shape. 

Since this is our first time house-hacking, we would love to understand how tenant screening process works in real life.

It does not take too many months of missing out on a savings of 514 to realize that PPP was HUGELY expense in actual 16,000 or savings you had to leave on the table. 

I also want to get a house in their current school district (as living with this family member is becoming too difficult).

They are not getting along and one has told me they plan to leave the relationship. 

The relationship is between the HOA and you (the homeowner), so the fee is levied against the owner of the house.

I hope they get back to having every day investors who built a portfolio from the ground up, house by house and can talk about how they did it and the different strategies and routes they took that others can learn from and deploy as well.
