I've had issues with this tenant in the past, as discussed in a previous post.Currently, I'm concerned that my tenant might have a drug problem, as he seems to never sleep.

Ask them when they issue distributions (anything before the 15th of the month is a red flag), do they require reserves, how is maintenance charged, do you see copies of outside contractor bills, do they upcharge materials (PM's have LAR accounts with Lowes and often get 20% off), do they keep all late fees or just the management fee, what other fees do they charge (renewals, inspections, etc), where are tenant security deposits held, how are evictions handled and are you consulted before filing, what screenings do they run, what qualifications do they require from tenants, ask for a couple other owners to visit with for a reference. 

Then there are zoning issues when going from SFH to a 2 - 4 unit. 

In FL I had a guy who confirmed my criteria and then was upset when I denied for a criminal issue in the background check...because he plead 'no contest'.

I did get an inspection and there is a plumbing issue that the city needs to take care of.  

I found it to be very helpful in tracking the expenses but being able to upload just 5 receipts per month on the free tier was an issue so had to upgrade to paid.

I use Hocker Title -- they do off-market through the regular title process, but if something comes up that requires an attorney, there are attorneys on staff who can work through the issues. 

Additionally, I am running into an issue where contractors are already scheduled out six months in advance and I don't think I can wait that long to get this work done.
