I'm looking for a company that understands the wholesale thing, a lot of them don't think its legal, who can help me with MLS lists, title, etc.

do you know how hard it is(moneywise and timewise) to clear the title when you buy tax deed?

I have never seen a title company move so fast.

The title agent will set up the actual closing.

Any time I've ever done construction, I just got a contruction loan and the bank accepted my ownership of the land in lieu of a down payment.The bank wants security and the clear title to the land quarantees that there is equity in the project.

Once an agreement is reached, the title company can prepare the note for the seller, and close the deal.
