The human being behind the curtain (the Great and Powerful Wholesale Rep) makes a universe of difference.

I've previously seen someone mention signing up for Habitat for Humanity.

You're operating as an unlicensed broker-dealer for the sponsor by selling securities for their company without being registered.

That would humanize the person and help your wife realize there are plenty of great tenants out there. 

Here are some samples of what I have done for some of my juicier fees: Working the deal for +7 months, arranged the person a place to stay (once worked a woman to the top of a list for a retirement home when she was a year wait), took them to the DMV to get valid ID or social security card from human services, contacted every relative they had for documentation for an estate, tracked an heir down in a prison in West Virginia (I was coming from Philly) to get him to sign off.

Thank you for the great post btw  When Figure did the virtual appraisal for me (completely driven by publicly available data, no human involved), they simply just added the ADU sqft to the main house's and gave me a number within minutes of application.

That darn human element.  

It’s definitely not something to get involved in without having some serious heavy hitter guidance.I like the idea of having a developed piece of property that just produces without much of the human element involved.

If she's a half-decent human, she'll move out.
