Please be sure to review either your lease agreement, purchase and sale agreement carefully as well.Even if you hire a listing broker, or get a BOV review every contract because you will get burned on owed commissions!

My husband and I do all our own work so the value of these wouldn’t be as much as hiring out.

Cost segregations are complicated and are best left to professionals IMO.

You could hire a consultant to help you complete due diligence on your property to help you identify the highest and best use of the property.
