I include the utilities in the rent, which can be good with good tenants, but I've had crappy tenants who will leave heat on and windows open because they can.

@Christian Wathne I don't know if you've seen the show(s) on HGTV about Tiny Houses, but there are a lot of alternatives in respect to the heat/water, etc.
