Whole life is long haul so worthwhile cash value is available after 10 years, not at the start.

An investor friendly agent is typically in it for the long haul when they agree to work with an investor.

Now I have a storage building that I keep extra washers, dryers (gas & elec), hot water tanks (gas & elec), stoves (gas & elec), refrigerators, lumber, shingles, etc. and 3 trailers to haul all that stuff around. 

Anybody that has had rentals for the long haul 10 years or more will tell you anything can happen at any time. new landlords generally will tell you a slightly different story.

I would have to bust the cement up by hand, load all items on a trailer and haul it 20 miles to the dump.

One more thing..my son love the big tonka trucks u could push n did have a good but they were outside toys so they was in the yard but that was the.most. our yard was always maintained n kept up.

Clean up the park by trimming all trees, bushes, lawns, hauling away all trash (pay for a 40-yard dumpster and allow a one time free chance to get rid of large furniture items on your dime), etc.

Years not months and unless you are in it for the long haul and are up to speed on management, it could be a very challenging effort, I would not invest the cash.
