Considering that we would have been in contact with the tenant before that, we would have some idea of their plans.Conversely, if we don't want to renew or accept a tenant as a MTM, then we send them written notice reminding them that their lease terminates on X date, the process for cleaning and final inspection and getting their deposit back.

I would also budget increases in as need to buy PPE for staff, updated virtual walk throughs, more cleaning of common areas, and club house if allowed to be opened.

It might let them know you are getting more serious about things,  though its pretty likely the way this ends is that sometime after these rules lift they will disappear in the night and leave you a mess to clean up along with the unpaid debt.
