From a buyer’s perspective, I would want the deposit transferred to me.

Tell them how much you want to help them stage their houses, clean their listings, create handwritten notes for clients, get their coffee, drive around with them doing errands, run their social media accounts, grow with them, and offer suggestions and ideas with a younger/fresh outlook.

Coming from a CPA's perspective, you may save yourself a couple of bucks if you use Quickbooks or Peachtree instead of Quicken...

I think once there is some fresh paint on the place, pressure cleaned the roof and solid floors this place will go fairly quick.

We use THEIR money give it a nice, fresh paint job and pocket the rest.

I'm not talking about big or many bedrooms or newer, I'm talking about from a buy and hold and tenant bait perspective "good deals".
