@Jeremiah Vancans You will be able to find better cashflow in the D-C class neighborhood if you dont mind the drive and headache of dealing with tenants (proper screening can mitigate alot of risk on tenants).

I was screaming at my computer screen when the bidding was up to $25,000 a few weeks ago on an HOA foreclosure that had a mortgage for WAAAAYYYY more than the property was worth.

So, of course, one can screen as well as possible, but in the event you get a Jeckyl/Hyde, it would be nice to have language to opt out.  

I personally have a Power Point template where I display the Executive summary and fill in the info, screen shot data from whatever calculator you use, and have some sort of display on major milestones of the project.

We screen as best as we can and keep the standards high.
