There is a lot of good information here on BP in the forums.The basic concept is that you can diversify your tax-sheltered retirement savings from stocks, funds, CD's and other conventional financial products and include investment options such as real estate, notes. etc.  

If I was you I would start at a financial institution to see how much you can get approved for. 

You could tie it up with a standard contract amended to include "outs" for you on interest rate changes and property appraising at a certain level and changes in your personal financial situation.

I will say I could see major perks in not having to deal with or hear about tenant drama, or waiting to hear if a recent hurricane tore up any of your houses (like I am right now), but there are big financial benefits to it if you're willing to deal with all that.

Unfortunately POL pre-funds all of their loans and then gets paid back every penny from selling those loans back to us investors this they have NO financial incentive to get us back out money because they have already been laid back from us investors!

Me and my partner are thinking on opening an LLC, buy SFR with hard money and refi after rehab is done, but not sure if we will be able to obtain financials through commercial loan.

The plan is to sell the house, pay back all my dad's financial input, and then my aunt and I will split the remainder 90/10.

And the investor is making money off of their property, while they break even, and keep the financial responsibility. 

I bought a house with a fourplex on the property and we closed on the house (mortgage separation) and we owner financed the fourplex with a subject to clause until we could get the fourplex financial-able.
