There are excuses but no logic in investing in rental properties and not  generate market rents.

There's always going to be an excuse and there's nothing wrong with being compassionate. 

lol  Well, my excuse is I have a brain injury from Iraq, so that's what I'm going to claim for why I can't remember that recently. 

I also have a PM that doesn't put up with any delays or excuses from a tenant such as promising to pay rent...followed by another promise.  

It doesn't - excuse my poor wording.

If the buyers are trying to break the contract over a $400 defect it appears they are looking for a reason to break the contract as an excuse.
