This can easily run an additional $75-$150 a month for equipment, fuel/electricity and time.

Here is what I am planning to do:-All property exteriors and grounds-All building basements and crawl spaces-All mechanical rooms-All vacant units-All laundry rooms to verify all equipment is functioning-Sampling of 8 occupied units  of varying conditionAm I missing anything?

Funny how we have tenants with Escalades and more home theater equipment than most people I know.

CapEx, you stated some equipment is old (hot water heater etc.) a percentage of that rent should be applied towards the replacement I'd those items on top of regular maintenance, in my opinion.

Learning at the front end equips you with a toolbox of skills and abilities to monetize more opportunities that may otherwise pass you by.  

I go to estate auctions with my truck, cargo trailer and equipment dolly. 

(or, if you're not using forced air, how will you heat and cool the space, and how easy/difficult will it be to install that equipment?)

Mom makes ice cream from scratch, dad is a mechanic, and they find older cargo/transit vans for a couple thousand dollars, spend $10k to convert them and equip them, and then hire drivers (for 25% of revenue) to go sell the ice cream (high quality version).

Insulation is not that hard, and I can walk you through a DIY on how to do that with rented or free equipment.
