A 10yr tenant deserves some upgrades IMO.  

However i believe this goes further than that, im conscious that every good business should have a diverse/balanced base.

Good morning All,due to property taxes and all the fees that Illinois charges associated to renovation licenses (even for minor upgrades), I was focusing my property search on Indiana mainly B neighborhoods in the NW part.

He purchased the building in 2014 for $325,000 and has not really done any major upgrades at all.

Yesterday June 6, 2019 Webinar by Brandon, offered $300 discounted offer for Upgrading to Pro, which comes with Rental Analysis Model for calculating COC and IRR plus links to procure and show property taxes etc in a report for deal/ no-deal justification to the buyer.Is this available for an agent like me for evaluating rental properties that I could send to my potential buyers for their selection from a few analyzed properties?

@Randall Weatherall I learned that this is being sold as a portfolio because the owner is looking to upgrade property types.

You might need to upgrade to a better paying job and establish some work history at that new level.All that said, there are ways around all of this.

Fix or replace ac unit or fix/upgrade insulation. 

It'll take years of cashflow to pay for useless upgrades

This is where my question of do I try to do a cashout refinance and buy more property and rent it as is or do I make cosmetic upgrades using a cashout refi, or do I just sell it and buy a property requiring less repair?
