I myself have known people who get passed up for promotions because they do not have a degree.

The obvious answer to the pro is diversity where the con is transparency.

I've been considering Ohio and Kentucky too since I know the area so well, but right now I'm feeling more comfortable keeping my first purchase near.One thing that I think makes real estate investing exciting is the diversity of skills in the community.

We tend to look at the diversity of jobs.

My objective is an earlier, better retirement income than I can probably expect from my current approach consisting of 401k, funds, stocks and shares - all of which I'll still have but looking for diversity, and maybe a semi-retirement interest/income 15-20 years from now.

Perhaps having more money available promotes a sense of independence?

@Oraude BostonI'm just wondering about these areas, most of the houses surrounding the neighborhood looks run down, not a ethnically diverse neighborhood which in my opinion is recipe for a successful neighborhood. 

Just deal with it like I do and try to use it as a promotion.

We are using a property manager with plenty of experience because we are not local and it seems like they are doing everything in there power to advertise or promote them.
