I'm just not sure I'm crazy about having to clean up after people to turn the unit or how long it would take to recover the initial investment of furnishing it.I'm also currently renovating a sweet 1985 winnebago motorhome.

However, I was able to 1031 out of a STNL and into two strip malls (one, mostly nationals, the other, all regionals) without having to pay to a 5 cap.As to appreciation, and as you say, a few renewals with increases and cleanup of CAM and you’re into a very nice appreciation in just a couple of years.

I think he knew that he was giving me a deal on the purchase price, rents are low, and those expenses aren't guaranteed (except for maybe the meth clean-up ~$3000).

Well this one could be a full hour away if traffic was bad (about 30 min in no traffic) so when my business expanded it became a torn in my side for service calls and the last time it went vacant I didn't want to deal with showings so I sent my crew over there for one last cleanup and put it on the market.

.. my investing partner has informed me that i am not allowed to hire any laborers on our flip house .. even for yard clean up .. the property we purchased is a horder house and although the seller is supposed to have it cleaned out but close this week .. i can not see that happening .. i planned on hiring a few laborers to help me with the clean out and any work that i tackled to save costs and increase profits ..but now i think my only option is to go to a day labor temp agency .. im pretty sure they cover WC .. what does everyone else do .. ?
