In fact - I got lazy this week and didn't post a single photo on CL and still 4 homes sold.The key is to mix it up - don't keep placing the same ad over and over - try different things.Backpage works great in some cities across the US and not at all in others - i have had mixed results with them.

What is the capitalization rate for your area, complex unit mix, all one building or multiple buildings, amount of differed maintenance, actual expenses (and then your expenses for managing the building your way), do you have the a 20% to 25% down payment, is he willing to hold a second... if so how much?

If you want to stick with your plan I have used to do the following: Blank white envelope Print Return Label Handwritten (handwriting font) address label Crazy first class stamp (no liberty bells) Holiday sticker on envelope I had mixed results.
