Definately NOT a warzone but the economy is quite Bad .

Too many variables in the other components to give you a solid answer but my guess is that you'd be fine pocketing the extra 2k.

A land contract contains a financing component, and unless certain provisions are in place (which you'd need to discuss with a real estate attorney), you may see yourself on the business end of a judicial foreclosure if the worst case scenario happens (and I always make all of my assumptions based on the worst case scenario).

For our purposes “pain” is defined as the gap between a prospect’s current situation and what they would like their situation to be.

You have to do as @Adrien Chabot suggested and start by defining what that end goal is.

I could be wrong, but I'd spend some time defining what you are looking for, both in terms of the actual house and the neighborhood/community/sub-market it is located in.  

Also as @Dan Hatch mentioned, put something in your lease defining the length of time visitors can stay.

I'm in the process of finishing a business plan and defining my business's structure and need some legal advice before I proceed.

@Ben Roberts is certainly right about some of the technical difficulties that define the online marketing space, but I would probably argue it isn't quite as overwhelming as it may seem - although there are, as he points out, millions of different variables to think about, that's only true if you weight all possibilities equally.
