It is financial suicide.In some markets, like my native New Zealand where we have 10% capital growth average year after year it can be sort of justified as you know values will catch up but here in the USA it is just nuts to pay retail as an investor for a property.It may take decades for a property in Memphis to appreciate to where it is worth what you paid if you are paying 20 to 30% ABOVE retail.Tell me how this can ever be a good investment strategy?
