I'm guessing you didn't go through insurance, but you should simply let your insurance provider know that you got a new roof (don't need to say why other than it was older). 

But since you've mentioned this, I will make sure to note in the listing that it's shown furnished, but can be provided unfurnished if desired. 

@Eden Meng contact your Solo 401k administrator regarding regulations regarding leasing  mid term and long term rental properties.They should provide guidance regarding prohibited transactions.
