Hi Chris,Be careful that the entity structure you are setting up is consistent with the best tax strategy possible.

If it is a contract for deed be careful on the state as you are physically buying the property and have transfer taxes etc.Once it is boarded, there is a boarding fee of around $40 then you pay anywhere from $15-$35/month for performing notes (Depends on escrow and if it is a fixed or adjustable note).

For liability reasons, they feel it is best to work under the leadership of an established company so that you don't make any egregious mistakes as a new agent. 

Also holding a free cash flowing property isn’t too bad of an idea.

Just be careful. 

If they have a lease things are a lot more difficult.I have never heard of an easier eviction for moving family in, but it could be true.At this point, you might want to pay for an hour of time with a local attorney who has eviction experience. 

I just wonder how much buyers (the market and appraisers) care about everything being brand-spanking new and never used. 

Be careful counting on a license in a downturning market.
