I would recommend sending out a roofer who can inspect your homes for free.

While I'm not certain about your current real estate objectives, I can assure you that this is an excellent platform to enhance your knowledge and connect with others in the field.

Make sure they've done flip deals themselves so they can help guide you through parts that you might miss.

It isn't something you can pick up in a few Forum posts.Honestly, if you need private funding, you're best off finding an experienced private lender and doing at least one deal with them to at least see what's involved, long before involving your friends and family.That is, unless you don't particularly like having friends and family...

Any recommendations for institutions that can extend a line of credit backed by a whole life policy?  

Then, also look for fixers so you can build equity into them, make nicer rentals that you can get top dollar for. 

Maybe you can negotiate some concessions or a price reduction since the market is slow.
